When clients ask, am I in a flood risk area? We will look at their address and the flood map to determine the answer. Though every location is at risk for flooding, some are more prone to flooding than others. Some have a low to moderate risk, while others are at high risk.

A flood map is a tool created by FEMA with the help of communities to inform others about the flood risks for their area. Low to moderate-risk regions have the letters B, C, and X. While A and V areas are at high risk for flooding. Flood insurance companies will also use these maps to determine flood insurance costs. Higher-risk areas pay more for flood insurance than lower risk. Homes in high-risk flood zones must have flood insurance before banks give a loan out.
